Preparing your condo for sale

Condo preparation is part unit and part paperwork. Buyers evaluate the association at the same time they evaluate the unit.

  • Resolve deferred maintenance the buyer's inspector will find first: plumbing shut-offs, HVAC service, appliance function, water staining.
  • Declutter and remove oversized furniture so room proportions read accurately in photographs.
  • Request your association document package early — bylaws, current budget and fee schedule, reserve study, insurance certificate and recent minutes.
  • Confirm the association's rules for showings, lockboxes, elevator reservations and signage before scheduling.
  • Document parking, storage and any deeded or assigned rights, including space numbers.
  • Confirm any approved or pending fee increase or special assessment in writing.

Pricing condo listings

Condo pricing is comparison-driven and building-specific. A same-line unit in your own building is worth more than a nearby sale in a different building.

  • Start with same-building, same-line sales, then adjust for floor, exposure and view.
  • Weigh current active competition inside the building — you compete with your neighbours first.
  • Account for the condo-fee difference between your unit and its comparables, and for what each fee includes.
  • Adjust for private parking and storage separately from interior square footage.
  • Reflect recent or pending special assessments; buyers price known costs into their offer.
  • Track price per square foot as a check on the result, not as the starting point.

What buyers ask about your building

Answer these accurately and in writing. Vague answers on association matters delay contracts and invite renegotiation.

  • What is the monthly fee, what does it include, and how often is it billed?
  • How well funded are the reserves, and when is the next major repair scheduled?
  • What does the master insurance policy cover, and what is the unit-owner deductible?
  • What is the pet policy, and what is the rental cap or leasing restriction?
  • Is there current or recent litigation involving the association?
  • Has a special assessment been approved, proposed or discussed in recent minutes?
